TULSA, Okla. — Renters at multiple local apartment complexes left scrambling over who and how to pay their upcoming August rent are finally getting answers after new property management stepped in this week.
The confusion stems from a recent ownership transition where YSA Investments took over 10 Tulsa-area properties previously managed by Vesta Realty. Capital Assets officially assumed property management duties on Monday and is working to quickly address backlogged maintenance and clear up payment confusion for residents.
Tenants say the change couldn’t come soon enough after weeks of neglected services, including overflowing trash and broken air conditioning during peak summer heat.
“They get our money. We work, we give them money. They give us services to have a livable place to live and it’s not happening,” said Cortney Minter, who lives at the One Eton Square complex.
In addition to restoring basic services and placing staff back inside leasing offices, Capital Assets leadership is working to clarify where rent payments should actually be sent. Conflicting emails sent out by former management have created uncertainty for tenants ahead of the first of the month.
“I know there’s lots of confusion. So look for the Capital Assets email to where you can pay your rent through that,” said Greg Wright, President of Capital Assets. “My promise to them, to everybody that pays rent, is that we will account for the monies that we receive.”
Wright noted that while broader legal issues surrounding the properties continue to play out, the focus is on stepping in to serve local residents.
“Capital Assets has been a management company in Tulsa for 47 years. We were founded in 1979,” Wright said. “I’m from Tulsa, born here, and we just want to be a good management company and provide a great home for the residents.”
Company officials acknowledged that navigating the transition will take time as they work through backlogged work orders and set up tenant accounts.
“We do care a lot about the residents in our community,” said Jennifer Johnson, Vice President of Operations for Capital Assets. “And if they have any questions or concerns, just be patient with us. We are navigating through the system, through this process as well, just one step at a time. But we are here for the residents.”
Capital Assets says welcome letters and legitimate payment portal links have already been distributed via email to tenants. Residents with lingering questions are encouraged to stop by their on-site leasing office to speak directly with staff.
